Concept Masterplan

Phase 2 of Heritage Grange includes proposals for the following:

  • Approximately 175 new homes, including 25% affordable housing to meet local needs;

  • Extension of Westfield Road, and a new access from Park Road;

  • Potential parking provision for All Saints C of E Primary School;

  • Additional ecological enhancements including 10% Biodiversity Net Gain;

  • A mixture of formal and informal Public Open Space.

Welcome to the public consultation website for Heritage Grange Phase 2, Sapcote.

Miller Homes and Hallam Land have proposals for a residential development south of the Phase 1 Heritage Grange development, located off Hinckley Road, Sapcote. The proposals are for approximately 175 dwellings and will be accessed via an extension to Westfield Road and a new access off Park Road. The proposals will also include a minor upgrade to the Hinckley Road/ Westfield Road junction, provision for landscaping and ecological enhancements, and potential parking for All Saints C of E Primary School.

This website includes information about the site and the proposed masterplan for Heritage Grange, Phase 2. Finally, there is information about how to get involved in the public consultation process, including an opportunity to make comments, and information on the next steps.

Site Context

The site is located immediately to the south of Heritage Grange, accessed from Westfield Road to the north, and Park Road to the east. There are existing homes along these edges of the site, as well as a public footpath connecting Park Road to The Limes. The south and west edges of the site are bounded by established hedgerows, and beyond this are agricultural fields.

Get Involved

What will my comments be used for?

All thoughts, suggestions, and issues received will be carefully considered to help shape the future of these proposals. We are keen to engage with local residents and interest groups to inform the Masterplan which is required to deliver the development.

When will I be consulted again?​

Following the submission of a full planning application, which is likely to be early next year, Blaby District Council will consult local residents and other interested parties before reaching a decision.

All comments should be submitted by 23rd December 2024.

The Proposals

The Need for Development

Nationally, we are facing a growing housing shortage, as people are living longer and in smaller households. There is not enough homes being built to meet the demand and as a result there is a critical need to boost the supply of new homes.

Blaby District Council currently have a significant shortfall of housing and need further housing to meet current and future needs within the District. Sapcote is identified as a Medium Central Village, with a good range of facilities, and is therefore a sustainable location for new housing development to meet the Council’s requirement.

Miller Homes and Hallam Land consider that this site offers the opportunity to help to deliver these housing requirements in a sustainable way.
